Immobilien prêt-à-porter
The world's population is growing, especially in cities. This is fueling demand for real estate. At the same time, pressure on returns is increasing, forcing developers and contractors to handle real estate projects ever more efficiently.
However, the big productivity boost that many other industries have already experienced is still a long time coming in the real estate sector. Severin Boser, who heads the Real Estate Products division at Implenia, describes the problem as follows: "In the real estate industry, explicit project thinking still prevails. This means that every property is designed as an individual piece. This is not only inefficient, but it also prevents continuous improvement, sustainability and innovation."
The solution, Severin Boser is convinced, is standardized and scalable real estate products: As in the clothing industry, cleverly designed and efficiently produced ready-made clothing is now to replace expensive custom work in real estate.
Severin Boser's team is enthusiastic about developing such designs. Each product consists of
- a reference design with a construction kit of predefined components
- a digital platform that optimizes all processes for the operator and improves the overall guest experience
- a configurator that performs site-specific feasibility studies and calculates quantities and cycle metrics within minutes
- and an ecosystem for the supply chain and partners for the manufacturing and assembly of the product.
Implenia is currently developing standardized real estate products for subsidized housing ("Subsidized Living" or for housing adapted to the needs of an aging population ("Best Ager").
"Today, real estate is mostly designed as one-offs. This is not only inefficient, but it also prevents continuous improvement, sustainability and innovation."

The process is furthest advanced for a product for sustainable hotels ("Green Hospitality"): The customer Rubus Development intends to use this real estate product to realize sustainable and future-oriented hotel projects in Germany, the Alpine region and Italy in the next few years.
Oliver Scholl, Co-Managing Director at Rubus Development, is convinced: "Standardized real estate solutions are in any case easier to plan, have a high degree of cost certainty, a very high level of quality assurance. And by using sustainability criteria already in the planning stage, I ensure that I am already building a sustainable house for tomorrow."

The importance of standardized real estate products for different uses is growing rapidly worldwide, heralding a new era in the design and construction industry. With its standardized real estate products, Implenia is perfectly positioned to establish this promising type of construction in German-speaking countries as well. Severin Boser: "By offering real estate as scalable products, we make it cheaper, easier to plan, more sustainable and more efficient."
From project to product
Real Estate Products teams view real estate as scalable products rather than singular projects - optimized for maximum value creation throughout the lifecycle for end users, investors and operators alike.
