The Geneva Mini Manhattan
The newspaper "Le Temps" calls it "The Geneva Mini-Manhattan": the new Quartier de l'Etang, an ensemble of six blocks, is located two kilometers from the historic center of Geneva, between the city and Cointrin International Airport, perfectly served by various types of transport networks - railroad, streetcar, road, highway and airport. It consists of three zones: a crafts and services zone that shields the neighborhood from the railroad tracks; a mixed zone with stores, leisure, residences, hotels and service industries on the west side along the highway; and the core of the neighborhood with apartments and space for various activities.
Implenia has been playing a key role in the development of the new district since 2018. From 2018 to 2021, the team from western Switzerland was responsible as a total contractor for the construction of a building with 270 rental apartments on construction site E and also provided services in the fields of foundation engineering and traditional civil engineering. Among other things, the Group constructed the underground utility network for the first stage of the new urban district.
Quartier de l'Etang: "L'Edifice" construction site
The construction field "L'Edifice" positions itself as an independent island with a U-shaped ground plan. The first four floors form a base with a dark gray concrete cladding that contrasts with the upper floors with lighter facades. The block has been awarded the THPE label and is connected to the GeniLac district heating network. In the highest volumes of the construction field, a system is installed to generate positive pressure in the common areas to ensure their smoke extraction in case of emergency. Soft mobility is promoted and motorized traffic in the area is limited to service and emergency vehicles.The interior of the block houses fruit trees and a playground. The roofs are planted with greenery and one of the roofs is designed as a vegetable garden for the residents.

Successful continuation
Since 2019, Implenia has been building the "Les Atmosphères" block in the "Quartier de l'Etang" on behalf of a real estate developer represented by Urban Project. The block consists of five buildings standing on a plinth, complementing the residential buildings with 698 hotel rooms and apartments, 230 student apartments, 90 apartments with integrated services and office space of approximately 15,000 m2. With its shopping and leisure facilities, as well as its wide range of restaurants, the "Les Atmosphères" building ensemble is designed as a meeting point for the users of the district and its residents. Three international hotel brands with a total of almost 700 rooms form Switzerland's first hotel hub. This will be complemented by intergenerational residences. The new district is certified as a "2000 Watt Area" for its sustainable use of resources, including in the construction of the buildings.

Successful collaboration between real estate developer and total contractor
Yannick Orset, director of the "Quartier de l'Etang" project at Urban Project, the real estate developer representing the client, emphasizes: "Les Atmosphères is the result of a successful partnership between the client and the total contractor. The ambitious and complex project has presented some challenges-technically, economically and in terms of schedule."

Implenia has been involved in the project since the study phase and was able to establish a good working relationship with the client at an early stage, as Yannick Orset also emphasizes. "Because of our relationship of trust, we were delighted to commission Implenia to build the entire block. Implenia was asked to anticipate the construction and operational phases and managed to maintain the necessary flexibility to adapt the project to commercial and architectural opportunities during the execution phase."

"Les Atmosphères" is the gateway to a mixed and friendly neighborhood with a variety of restaurants, stores and leisure facilities. In addition to offices, the building complex houses Switzerland's first hotel hub with a total of almost 700 rooms, complemented by intergenerational residential facilities. A hanging garden with trees and a strong presence of vegetation in general help to give the neighborhood a green lung.
