Building physics, acoustics, sustainability and energy from a single source
How can we develop working and living spaces that take full account of sustainability aspects and at the same time offer (more) comfort? And how can we support the construction industry in meeting these challenges?
To answer these questions, Implenia's Specialties Division launched an initiative that ultimately resulted in a completely new offering: Encira integrates building physics, acoustics, sustainability and energy into projects. "Encira offers expertise that is in high demand, enabling us to serve an attractive market while at the same time fitting in perfectly with Implenia's strategy of enabling sustainable construction," emphasizes Anita Eckardt, Head Division Specialties.
Encira is backed by a competent, experienced and inquisitive team that is always thinking outside the box and looking for new, innovative and sustainable approaches. Their credo: the transition from a resource- and energy-intensive construction industry to a circular economy, energy efficiency and green energy generation can only succeed if the comfort in buildings is maintained or even improved for users.
The new offering: innovative, interdisciplinary and from a single source
"We tie in wherever there are useful levers in terms of sustainability, comfort and efficiency," explains Sebastian Boschert, Managing Director of Encira. These levers include building physics aspects such as thermal comfort or air quality; acoustic solutions such as noise protection measures; sustainability certifications; and concepts for the circular economy as well as solutions for energy efficiency. In order to achieve optimum results, we also carry out measurements on site, the evaluation of which is then incorporated into the planning. It is attractive for customers to work with Encira, as the client can commission all disciplines with just one contact person and thus bundle individual contracts with synergy effects.
Measures that can be built right from the start
At the same time, Encira brings extensive knowledge in the realization of construction projects, so that the solutions developed can be implemented sustainably. "We offer our services from day 1 across all phases of the construction project and can therefore get the best out of a project in terms of sustainability. In addition to ecological aspects, we also consider economic and socio-cultural aspects," says Sebastian Boschert.
He illustrates the holistic approach using the example of an energy concept: "We don't just think about how an area can be operated in an energy-efficient way that is pleasant for the users. Instead, where possible, we start with the existing building and ask ourselves which materials can be reused at a later date and thus fed into the circular economy."

Complementary piece of the puzzle in Implenia's overall offering
Encira supports both Implenia projects and external projects with its experience, knowledge and tools. Internally, Encira was the missing piece of the puzzle in terms of specialist planning and consulting for sustainability, comfort and efficiency: Implenia can develop, realize and operate buildings and sites from a single source. The new interdisciplinary Encira team, which is able to influence projects sustainably and across divisions, completes the range.
One example of internal support is the innovative "Rocket & Tigerli" project, which Implenia is developing for Ina Invest. Here, four buildings are being constructed in Winterthur's forward-looking Lokstadt district, offering space for residential, commercial and hotel areas. The "Rocket" building is also one of the tallest timber residential buildings currently planned. As a planning office, Encira assumes responsibility in the areas of building physics, acoustics and sustainability. This includes holistic support in the areas of noise protection, building acoustics, room acoustics, thermal building physics and the optimization of daylight incidence. Encira carries out a comprehensive assessment of gray energy and greenhouse gas emissions to ensure that the buildings are designed with sustainability in mind. This allows valuable optimization potential to be identified, paving the way for SNBS Gold certification.
Encira is initially offering its services externally in Switzerland, as with the Rietlen school complex in the canton of Zurich, where almost all disciplines have been incorporated. Encira aims to generate 80 percent of its turnover externally. The focus is currently on buildings, sites, portfolios, municipalities and cities. In future, Encira would also like to bring its expertise to bear in the infrastructure sector and abroad.
