Real estate management: the benefits of TOM
With Wincasa, Implenia has Switzerland's leading real estate service provider on board. One of its core tasks is property management. Wincasa manages no fewer than 253,825 properties, including both residential and commercial real estate.
Breaking new ground in property management
Management is currently being restructured. "In the dynamic business area in which we find ourselves, we have to continuously develop and find innovative ways to meet the needs of our stakeholders and set ourselves apart from the competition," explains Philipp Schoch, Head of Property Management at Wincasa. For this reason, a new management model (Target Operating Model, TOM for short) will be implemented by the end of 2025, which will have benefits for tenants, owners and employees.
What exactly will change with TOM?
First and foremost, the management of residential and commercial properties will be spatially and organizationally separated and the two areas will be further professionalized. To this end, Wincasa will open a total of 18 residential walk-in locations and eight commercial locations throughout Switzerland by the end of 2025. The teams will also be reorganized. This will bring Wincasa even closer to its tenants.
This is what the new residential locations look like
Would you like to see how the residential walk-ins look and work? Phlipp Schoch, Head of Management at Wincasa, and co-location managers Anja Winkler and Tania Schaub will show you around the Basel Claraturm residential location, which was tested as a pilot in 2023/2024:
How Wincasa is professionalizing its management
Want to know why Wincasa separates the management of residential and commercial properties? Etienne Manca, Head of the Commercial Real Estate Management project and Regional Head of Management East at Wincasa, explains:
Exciting career opportunities, more responsibility
Thanks to new job profiles and the opportunity to take on even more responsibility at the locations, interesting career opportunities are opening up for employees. In this way, TOM is also helping to position Wincasa as a modern, attractive employer and counteract the shortage of skilled workers.
Opening in three waves
The locations will be opened in three waves. In the first wave, seven locations are currently being opened in the central region (the residential locations in Basel Claraturm, Basel Grosspeter, Olten, Baden, Bern and Wallisellen are already in operation). The second wave will take place in the fourth quarter of 2024, followed by the branches in western Switzerland in the third wave at the end of 2025, which will complete the project.

That's TOM in a nutshell:
- 18 residential locations and eight commercial locations: 18 walk-in locations for residential tenants and eight locations for commercial tenants will be opened throughout Switzerland by the end of 2025.
- Personal contact points for residential tenants: The residential walk-ins provide residential tenants with a physical and personal point of contact - as a supplement to the established digital channels such as the Wincasa Home tenant app or telephone customer service.
- Proactive and expert advice for commercial tenants: Wincasa's commercial professionals support commercial tenants in all phases of the management process at eight other locations.
- Exciting career opportunities for employees: Exciting career opportunities are opening up for Wincasa employees thanks to new functions, sharpened job profiles and responsibilities.
