Real estate management: the benefits of TOM

Wincasa presents TOM and, as a leading Swiss real estate service provider, sets the course for more needs-oriented and use-oriented management. We show what's behind the new management model and why not only tenants and owners but also employees benefit from it.

With Wincasa, Implenia has Switzerland's leading real estate service provider on board. One of its core tasks is property management. Wincasa manages no fewer than 253,825 properties, including both residential and commercial real estate.

Breaking new ground in property management

Management is currently being restructured. "In the dynamic business area in which we find ourselves, we have to continuously develop and find innovative ways to meet the needs of our stakeholders and set ourselves apart from the competition," explains Philipp Schoch, Head of Property Management at Wincasa. For this reason, a new management model (Target Operating Model, TOM for short) will be implemented by the end of 2025, which will have benefits for tenants, owners and employees.

What exactly will change with TOM?

First and foremost, the management of residential and commercial properties will be spatially and organizationally separated and the two areas will be further professionalized. To this end, Wincasa will open a total of 18 residential walk-in locations and eight commercial locations throughout Switzerland by the end of 2025. The teams will also be reorganized. This will bring Wincasa even closer to its tenants.
