For neighbourhoods where everyone feels at home

Individuals are the foundation of civilizations, cities and communities. The built environment has a decisive influence on how people from different backgrounds can interact with each other and develop. With increasing globalization, urbanization and population density, the importance of a built environment that takes modern social needs into account is growing. While social aspects were often neglected in real estate development in the past, their value is increasingly recognized today.

In addition to the 2023 white paper "Net zero: The path to CO₂-neutral buildings", the new publication "Real estate: drivers of social dynamics" follows a socially oriented approach to sustainability by focusing on the needs of individuals and communities. The guideline serves as an aid for socially responsible real estate projects, is divided into nine goals and comprises 33 measures that contribute to the social quality of buildings, locations and cities.

"The real estate sector today faces the dual responsibility of considering both environmental and social aspects," explains Marc Lyon, Head Real Estate Development Switzerland. "To find the right balance, a deep understanding of local needs and opportunities is crucial. With this publication, Implenia aims to encourage and inspire the integration of social measures into real estate projects."

Implenia and Wincasa's social guideline was developed in spring 2024 on the basis of extensive research into European and Swiss standards for social sustainability. This was supplemented by over 20 interviews with experts. The following priorities were set when processing the information:
- Each measure was assigned to one of nine social objectives that reflect the expectations of future users.
- The guidelines were aligned for different scopes and areas of application.
- Measures were illustrated with concrete examples to demonstrate their impact and effectiveness.
- Responsibilities for stakeholders were defined in order to identify the "best owner" in each case.
- Indicators were proposed to assess the social impact of the measures.
